Asset tokenization: between hype and real value The gap between the promise and the reality of tokenization — and why it still matters.


Over the last few years, asset tokenization has generated an enormous amount of hype. The enthusiasm is not surprising: the infrastructure underpinning today’s securities markets is decades old, highly fragmented, and riddled with inefficiency. Settlement still takes days. Corporate actions remain cumbersome. Reconciliation is a manual, error-prone process that consumes billions of dollars in operational cost every year.

Tokenization promises to fix all of this — bringing transparency, speed, and automation to a system long overdue for a rethink.

Yet despite the excitement, tokenization has so far failed to deliver on its grand expectations. The reason is deceptively simple: for any technology to succeed, it must address a genuine need. And so far, in most use cases, tokenization hasn’t made a convincing case.


Why Tokenization Hasn’t Yet Convinced

For retail investors, the value proposition remains weak. Buying a tokenized share of a listed company brings little practical benefit over purchasing the same share on a well-established, highly liquid stock exchange. If anything, the added friction — wallets, custody, unfamiliar platforms, counterparty risks — makes the proposition less attractive, not more.

For institutional investors, the calculus is different. Tokenization can matter in markets where speed and capital efficiency are genuinely critical:

  • The repo market, where intraday liquidity is the key variable.
  • Collateral management, where optimizing asset usage across multiple counterparties can yield material financial benefits.

In these settings, blockchain-native settlement and programmable collateral can compress operational timelines and reduce trapped liquidity in meaningful ways. These are real, quantifiable gains — not theoretical ones.


Where Tokenization Could Create Real Value

For retail customers, the most compelling opportunities lie not in replicating existing products, but in enabling products that traditional finance cannot efficiently deliver:

Short-term instruments such as receivables financing are simply too costly to issue and administer through traditional securities infrastructure. Tokenization can make the unit economics work.

Alternative funds today suffer from settlement cycles of up to five days — an anachronism that tokenization can eliminate, enabling redemptions on a timeline that matches investor expectations.

Private equity and illiquid assets remain inaccessible to the vast majority of retail investors. Tokenization, by enabling fractional ownership and programmable transfer restrictions, could democratize access to an asset class currently reserved for institutions and the very wealthy.

The common thread: these are markets where the status quo is genuinely broken, and where a better solution is not currently available through conventional means.


The Fragmentation Problem: Standards Are Still Missing

One of the most persistent barriers to adoption is market fragmentation. Every issuer, exchange, or consortium pushes its own technical standard. Distributors cannot afford to integrate into multiple incompatible systems. Until clear, widely adopted standards emerge, tokenization will remain a patchwork of isolated pilots.

Several initiatives are working toward convergence:

ERC-1400 (Ethereum) A widely used framework for security tokens combining ERC-20 and ERC-721 features, with compliance, partitioning, and transfer restriction logic built in.
ERC-3643 (formerly T-REX) Designed explicitly for regulated assets; compliance checks are embedded directly into the token, ensuring transfers only occur between eligible parties.
IWA Token Taxonomy Framework A blockchain-agnostic framework providing common vocabulary to define tokens across platforms.
Digital Token Identifier (DTI) Managed by ANNA; provides digital tokens with unique identifiers analogous to ISINs in traditional finance.
ISO 20022 extensions Adapts the dominant financial messaging standard to cover digital assets, bridging on-chain activity with existing financial networks.

These standards are valuable — but they mostly address the plumbing of tokenization: how tokens work on-chain, how compliance is enforced, how tokens are identified. That’s necessary, but it’s not sufficient.


The Missing Piece: Financial Product Standards

Here is where tokenization still fundamentally falls short: at the financial product definition level.

Most standards today stop at representing that a token exists and establishing who can hold it. They don’t capture what the product actually is in a standardized, machine-readable way. They can’t describe a bond’s coupon schedule, a fund’s fee structure, or a structured product’s payoff formula in a form that software can interpret and act upon without bespoke integration.

In traditional markets, there are partial solutions:

  • ISIN / CUSIP / FIGI — identifiers for instruments, but silent on product features.
  • FpML — a detailed XML format for OTC derivatives, but adoption is narrow.
  • ISO 20022 — covers settlement and corporate action messages, but not full product semantics.

What tokenized securities need is an on-chain schema that fully defines the product: maturity, coupon, payoff formula, fee structure, liquidity terms. A standard that makes financial products self-describing and enables:

  • Automated validation of product features at issuance and throughout the lifecycle.
  • Easier distribution across platforms without bespoke integration for every counterparty.
  • Streamlined corporate actions — one of the weakest links in today’s post-trade infrastructure.
  • Cross-chain interoperability, paired with global identifiers that travel with the product.

Until such standards emerge and are adopted at scale, tokenization will struggle to go beyond pilots. Simply wrapping an existing asset in a token is not enough. The real value will come from making products natively digital and interoperable by design.


ACTUS: Toward a Cross-Product Tokenization Framework

One initiative directly addresses this gap: ACTUS (Algorithmic Contract Types Unified Standards).

Unlike most tokenization standards — which focus on issuance, compliance, or identifiers — ACTUS defines the contract logic itself: the attributes, events, and cash flows that determine how a financial product behaves across its entire lifecycle.

By providing a rigorous taxonomy of contract types (loans, bonds, swaps, options, and more) and expressing them in a machine-readable, algorithmic form, ACTUS has the potential to become the backbone of a cross-product tokenization framework. The key properties:

Consistency across products. The same standard describes bonds, funds, and structured products, eliminating bespoke definitions for every instrument type.

Automation of lifecycle events. Coupon payments, amortizations, rate resets, and other corporate actions could be executed directly on-chain — without manual intervention or reconciliation.

Regulatory alignment. ACTUS creates a transparent mapping between legal contracts and their algorithmic representations, giving auditors and regulators a verifiable link between code and legal intent.

Interoperability. A common product language allows different blockchains and platforms to exchange and process tokenized instruments without custom integration at each junction.

Adoption is still early-stage, but ACTUS illustrates the direction the industry must take: moving from token wrappers to self-describing digital products that are interoperable by design.


Conclusion

Tokenization has not yet transformed financial markets. But it remains a powerful concept — and the underlying problems it seeks to solve are real.

To move beyond hype, the industry needs to stop trying to tokenize everything and focus instead on where blockchain-native infrastructure genuinely outperforms the status quo: speed and capital efficiency for institutions, and access to genuinely new product categories for retail investors.

At the same time, convergence on common standards — especially at the financial product definition level — is not optional. Without it, every deployment remains a silo, every integration a custom project, and every investor experience a friction-filled experiment.

The path forward is clear: from token wrappers to self-describing, interoperable digital products. The technology is ready. The standards are catching up. The question is whether the industry has the discipline to converge.
